    Frankly, it was no surprise here about Royal Joke.  Saw the change coming in 2000.  The fudgepacks who got ran out of the 7 Mile & Livernois area in the 80' got priced out of Birmingham in the 90's and landed in Royal Joke.  After that, lower rents migrated the fudgepacks and bull dykes to FaBuLoUs Ferndale.  The well-heeled queens and lipsticks stayed in Royal Joke.  The old money there died or, moved away.  It's mainly a ZIP code of mindless yuppies playing keeping up with the Jones' now.  I know, as I sold before the housing bubble burst and was just kitty-corner with the parents of this narcissistic liberal assclown.

    If the sodomites want to impress me, they need to go get their "Special" rights in this town.
